What We Require

Property Standards

We are committed to providing and maintaining safe and high quality accommodation for tenants, as such we require landlords to hand over their properties in the following condition:

​​​

  • ​​The property needs to structurally sound and not in disrepair (free from damp, mould and leaking roof or walls).

  • Clean and presentable

  • Safe and secure staircase and balustrade

  • Adequate and working Fire Alarms

  • Mains powered smoke detectors on each floor

  • Working heating system

  • Hot water tank must be insulated

  • External doors and windows must provide full security and be draught proof

  • Working ventilation extractor fans in the kitchen and bathroom(s)

  • Secure and safe light fittings.

  • Clean and adequate flooring throughout

  • White goods provided in full working order 

  • Furnished properties must meet all statutory fire and safety regulations.

  • All structural elements of the property must be in good condition and repair.

Safety
Certificates

Our commitment to providing safe and high quality accommodation to Coventry residents, we require all properties to have:

​​

  • Recent Gas Safety Certificate, Electrical Installation Condition Report (ECIR), Energy Performance Certificate (EPC) and PAT (Portable Appliance Test, if applicable) before we can sign the Lease Agreement.

  • Carbon Monoxide Detectors must be in each room where there is a gas appliance

  • An Asbestos Survey (if required, conducted by the council)

  • Fire Risk Assessment required for leased properties 

 

Additionally:

​

  • Must have Building insurance 

  • Must provide a copy of Land Registry to confirm ownership of the property

  • Be responsible for any structural repairs that may occur during the lease period. That is repairs to the roof

​
